How a search runs

Typically six to twelve weeks
01 Brief An hour on what you actually need — commute, schools, water, how long you plan to stay. Budget gets stress-tested against insurance and taxes, not just the mortgage.
02 Shortlist Five homes with permit history, elevation certificate, and three years of comps attached — plus a short note on why the other forty were cut.
03 Tour and diligence We walk them in one afternoon. On anything serious, Marisol pulls the folio, checks open permits, and gets an insurance quote before you write.
04 Offer and close A number you can defend, inspection leverage used where it matters, and one point of contact from contract through funding.
